Dundrum View Apartments, Dublin

We were appointed to deliver this striking 80 apartment development on a key site in South Dublin.  The design takes advantage of the steeply sloping contours and features two levels of basement parking below a podium. The complex is located in close proximity to Dundrum Shopping Centre and the Project’s striking palette of materials and form make this an iconic landmark building and distinguishes it from other developments in the area, thus allowing rental yield to be maximised.

This project struggled commercially due to the economic downturn and had not achieved statutory compliance or completion. We were re-engaged initially by the bank receiver who took charge of the asset and subsequently the purchasing investor, who is currently managing the completed asset.

We liaised directly with the statutory authorities and agreed a detailed schedule of works to ensure statutory compliance would be achieved. We implemented a detailed inspection regime in line with the dictates of the new BCAR regulations to ensure that we could certify compliance with relevant legislation, upon final completion. The project is successfully complete, fully certified and fully occupied.

Croke Villas Development, Dublin

Area: 18,700m2

We were invited to join a design team for an urban regeneration competition in North Central Dublin organised by Dublin City Council. Working with a second architect on the site of Croke Villas in the shadow of Croke Park, the brief called for a highly efficient masterplan to provide 160 new dwellings and new community facilities for existing tenants and to regenerate the locality.

The site was bound to the south by the canal, to the west by Croke Park and by typical 2-storey residential development to the north.

The response was a reasoned approach where historically accepted urban design features were employed to define both private and public space –streets, squares and avenues described the design and allow the sun to penetrate to the very rear of the site. 

Having been successfully selected as preferred bidder, the project was stalled due to lack of funding.

Carton Demesne, Maynooth, Co. Kildare

Demesne are the presiding architects at the beautiful Carton Demesne Development, in Maynooth, County Kildare. Carton house was one of Ireland’s greatest stately homes and one time ancestral seat of the Earls of Kildare and Dukes of Leinster. Carton Demesne runs to 1,100 acres (4.5 km²). For two hundred years it possessed the finest example in Ireland of a Georgian-created parkland landscape.

Demesne are involved in numerous projects and initiatives on the estate, both of a commercial and residential nature. We recently secured an amended planning permission for additional detached houses at Temple Woods, a luxurious development of 32 houses on individual 1 acre sites. We are currently overseeing the delivery of this development.

Fairhaven Housing, Co. Clare

Area: 17 acres

The development is set in a sensitive prominent location overlooking the Shannon and Lough Derg. The scheme comprises 87 units as a mixture of 3 and 4 bedroom family homes over a series of phases. The homes were designed around a palette of natural materials and forms which suited the local vernacular style. Internal finishes were specified to a very high standard to ensure strong demand for sales.

Full master planning, design services as well as technical detailing and on site monitoring and inspection of the works were undertaken by part of our senior technical team in a role prior to joining Demesne.

Sports Village, Broxtowe, Nottinghamshire, UK

Size: 53.8 acres

The Oxylane Village is a new concept in the UK. It is a destination venue that comprises the provision of outdoor and indoor sports facilities, retail space and services located around a central village square which acts as the main focal point, of the sports village.  The site itself will be enhanced through extensive additional woodland planting and biodiversity will be greatly improved by virtue of an extensive and ambitious landscaping proposal.

The Village has a strong social function – it is aimed at promoting and encouraging greater sports participation and improving health and well-being through engaging with and supporting the local community.  The project is currently at the planning stage.

Spirit Motors Group Showroom

Size: 1800m2

Spirit Motor Group is one of Ireland’s premier automotive dealerships. Initially the brief was to create new exhibition space at a site in South Dublin that would showcase the luxury marques on sale there.  The space was designed with bright and well-lit interior with clean modern finishes to complement rather than compete with the brands on sale.  Following completion there was a further commission for the after sales and servicing facility at the same location.

Full design services and on site monitoring of the works were undertaken by part of our senior technical team in a role prior to joining Demesne.
