Freshii Restaurant – CHQ Building

Size: 75m2

Demesne Architects are proud to be Freshii’s appointed Architects for all of their restaurants and outlets within Ireland. Through their vision of ‘Eat. Energize.’ Freshii is focused on providing fresh and nutritious meal choices that energize people on the go.

Full design services and on site monitoring of the works were provided by Demesne to deliver this project on budget and within a two week fit out programme.

Freshii were delighted with the design of their first outlet within Ireland. The combination of the fantastic food and contemporary design has ensured this restaurant was an instant success down in the IFSC and docklands area.

Estate Housing Developments

Area: 17 acres

We have particular experience in both the design and delivery of estate housing within the practice. We maximise density, reviewing the development plan, whilst cognisant of the massive current Irish Residential Demand.

The appropriate mix of amenities are introduced and from the outset, we review services capacity. Designs feature a spread of unit sizes to cater for whole life living.

Our senior construction manager has designed and delivered numerous housing estate projects and maintains a very active role in both the design and construction, to ensure quality and value.

Glendale Mixed Use Residential, Carlow

Glendale Residential Estate in Carlow is a mixed use retirement village featuring nursing home, sheltering houses and residential units.

The design takes advantage of the steeply sloping contours to maximise views, always conscious of the need to maintain level access throughout to cater for the residents potentially reduced mobility.

The project was well received by the planners and had a smooth journey through to grant of permission. Our construction manager, Ciaran Mulhall oversaw the project from the outset and delivered this successful development.

National High Performance Training Centre, Dublin

Size: 3,000m2

Demesne Architects were shortlisted with BAM, to prepare a full construction design for the National High Performance Training Centre in Dublin.

This Elite Sports Centre is an extension to the Irish Institute of Sport and will be an integral part of the National Sports Campus. It will cater for the training and monitoring of elite and high performance athletes and sportspeople, to allow them to perform at the highest level.

The centre features a four lane sprint track, strength and conditioning areas, a mixed use training zone, a five ring boxing gym, medical treatment rooms, a relaxation zone and ancillary accommodation.

Demesne Architects led the design team, combining a unique blend of elite sports expertise and local construction knowledge. The evolved design overcomes the technical challenges of an elite sports facility, in terms of combining functionality, layout, fabric performance, exemplar design parameters and aesthetic design, whilst always mindful of the primary objective of the building, to ensure that athletes can be prepared and tested to allow them to perform at their highest level.

National Indoor Arena, Dublin

Size 40,000m2

Demesne Architects were shortlisted with BAM, to bid for the National Indoor Arena. Demesne led the design team to produce the design which achieved the overall highest technical and design merit score in the tender process.

The National Indoor Arena will comprise of an Indoor Athletics Training Centre with a 200m running track, Field Sports Areas and 2000 seated spectators, a Gymnastics Training Centre, an Indoor General Sports Training Centre, an Indoor 3G full size Soccer Pitch and  half size 3G Rugby Pitch. All these facilities are designed to Full Competition International Standards.

The Design Philosophy focused on the need for outstanding functional performance delivered with beautiful robust aesthetics. The team referenced their unique blend of local and international relevant elite sports expertise and local construction knowledge, to design a high quality facility for Irish Sport that represented excellent capital and operational value.

Temple Woods House, Carton Estate

Size: Various, circa 400m2

In addition to our master planning role in the development of Temple Woods in the Carton Estate, Demesne Architects have been commissioned to design a number of individual houses on the site.

The design of each home has been developed working closely with the client to ensure that the appearance remains consistent with the original design parameters for the site whilst retaining a unique character of its own and at the same time meeting the clients’ brief.  To remain consistent with this prestigious development, each home is designed to the highest quality in terms of layout, selection of building materials, environmental sustainability.
