Student Accommodation Development

Demesne Architects were commissioned to prepare designs for a 115 bed student accommodation development, which will also feature a public restaurant and plaza. Each en-suite student accommodation room is self contained. There are both cooking facilities within rooms as well as a number of communal kitchens for social cooking and dining as well as numerous recreation spaces. Students will also benefit from an on site gym and cafe.

The project site is in a sensitive location, being part of an architectural conservation area. There is a prominent protected structure on part of it. The contemporary contrasting design philosophy has been well received by the Council’s Architectural Division. Demesne are currently progressing the project through the planning process

Riverforest Restaurant

Demesne Architects recently achieved a change of use planning for a new restaurant with with ancillary take away use in Leixlip, at Riverforest Neighbourhood Centre.

The owner was delighted with the permission which was a difficult one to achieve. Demesne’s local knowledge ensured that all Council RFI requests were thoroughly responded to and a robust response was lodged to a third party appellant.

Freshii Restaurants Various Locations

Demesne Architects are proud to be Freshii’s appointed Architects for all of their restaurants and outlets within Ireland. Through their vision of ‘Eat. Energize.’ Freshii is focused on providing fresh and nutritious meal choices that energize people on the go.

Demesne provide services ranging from full RIAI on larger projects to more limited bespoke menu on small mall type outlets.

Successful restaurants delivered to date for Feshii include Mespil Road and Applegreen Lusk and Enfield. We are currently on site, delivering a unit in Arnotts and have several others at the commencement stage.

Ivy House Restaurant

Demesne Architects have had a strong involvement in the evolution of Maynooth as one of Ireland’s premier dining destinations. Demesne recently achieved planning for “The Ivy House”, which will be the next fine dining restaurant in Maynooth.

The original building is a protected structure. Demesne’s design involves the sympathetic internal remodelling of the building, respecting the fine interiors as well as a contemporary extension to the side. This solution will double the useable floor area of the house, making it a viable commercial entity and will allow the building to be accessible to the public.

Picaderos Restaurant

Demesne Architects have had a strong involvement in the evolution of Maynooth as one of Ireland’s premier dining destinations. Demesne designed and achieved all statutory permissions for Picaderos Restaurant in Maynooth.

It was a difficult permission to achieve as the Maynooth Town Plan specifically precluded the change of use of retail units into restaurants. Demesne successfully appealed Kildare’s decision to refuse planning permission to An Bord Pleanala, citing both their high quality design for the restaurant and the need to inject life back to the main street.

Picaderos continues to trade as one of Maynooth’s most successful restaurants.

The Avenue Restaurant

Demesne Architects have had a strong involvement in the evolution of Maynooth as one of Ireland’s premier dining destinations. Demesne designed, achieved planning for and oversaw the construction of the premises for “The Avenue”, one of the first of the new generation of restaurants to appear over the past decade, in Maynooth.

The original building was a tired house, used as rented accommodation for students. Demesne oversaw the comprehensive refurbishment and extension to create this fantastic award winning restaurant.
