Dundrum View is a residential development of 80 apartments and penthouses in Dundrum Town Centre . Its striking design, generous apartment size and proximity to LUAS and local amenities have made this a very popular place to live. The design takes advantage of the steeply sloping site contours and features two levels of basement parking below a podium.

Dundrum View features a combination of one, two and three bedroom apartments as well as three and four bedroom penthouses. A very high percentage of units are dual aspect and benefit from stunning views. The complex is located in close proximity to local amenities including Dundrum Shopping Centre and Dundrum Family Recreation Centre (also designed by Demesne Architects). It is well served by two LUAS stops. The combination of design and location make this an extremely popular rental development.

This construction phase of the project faced challenges as the developer / contractor went into liquidation, during construction. Demesne were re-engaged by the purchasing investor and guided the project through to a successful completion.

Demesne liaised directly with the statutory authorities and agreed a detailed schedule of works to ensure statutory compliance would be achieved. A detailed inspection regime was implemented in line with the dictates of the BCAR regulations to ensure that full compliance could be certified in compliance with all relevant legislation. The project is successfully complete, fully certified and fully occupied.

Devoy Quarter is a residential development of 152 apartments and duplexes in the town centre of Naas. It is a high density design for its location and has been carefully considered to provide residents with generous private amenities. The housing is sited around central communal gardens which feature a play area, a multi use community building and a creche.

The high quality design and carefully considered communal spaces are key to providing a high quality of life for the residents.

The design is focused on arranging the units around a generous central landscaped communal courtyard and play areas and this approach resulted in a high density of units for the site’s location. This strategy generates views of the green space for all residents, whilst also providing passive surveillance. Vehicular traffic is directed away from the courtyard, adding to the quality of the space.

High Quality Internal Gardens

Inclusive whole life design was the catalyst for the project with a variety of unit types and sizes located throughout.

Both duplex family units to cater for young families, and one bed apartments, designed to cater for less mobile residents, are directly accessed from ground level. A variety of unit types are located at different levels throughout the development. Ground level storage units are provided for the use of all residents living above ground level.

Buckley House

Buckley House is a student accommodation development of 115 en-suite rooms. It is located in the heart of the historic town of Maynooth, in an architectural conservation area. It is a challenging site, featuring a prominent protected structure and adjacent to a national monument. The contemporary contrasting design was praised in the award of planning.

Striking Modern Design

The contemporary contrasting design philosophy was been well received by the Council’s Architectural Division.


Buckley House is a 115 bed student accommodation development, which also features a public restaurant and plaza. Each en-suite student accommodation room is self contained. There are cooking facilities within rooms as well as a number of communal kitchens for social cooking and dining as well as numerous recreation spaces. Students also benefit from an on site gym and cafe.

Leinster Street Elevation

Maynooth is Ireland’s only University Town and the well thought through design is located adjacent to the entrance to the Historic North University Campus. It will further integrate the university with the town. Having secured a valuable planning permission in this extremely difficult site, Demesne are currently progressing the project through construction documentation stage.

The project is immediately adjacent to Maynooth Castle, a National Monument. A contemporary approach, resonant of a historic fortified wall, set behind mature planting respected the Castle and won praise for its sensitivity.

Croke Villas

Croke Villas was an urban regeneration competition in North Central Dublin organised by Dublin City Council as a Public Private Partnership. This competiton winning design featured 160 new dwellings and new community facilities for existing tenants and was designed to regenerate the locality.


Sitting next to Croke Park, this highly efficient masterplan was designed to regenerate the locality.


The site was bound to the south by the canal, to the west by Croke Park and by typical 2-storey residential development to the north. A strong mix of house types ensured it was designed for lifetime living and accessible for all.

The response was a reasoned approach where historically accepted urban design features were employed to define both private and public space –streets, squares and avenues described the design and allow the sun to penetrate to the very rear of the site.

The Duke & Coachman Pub is situated in a protected structure in the historic conservation area of Main Street, Maynooth. An early 2000’s extension to the rear houses a nightclub. The design demolishes the night club element and replaces it with 90 high quality student accommodation bedrooms. The protected structure is refurbished with a gastro pub restaurant at ground level.


The high quality design was praised by An Bord Pleanála when they granted full permission for this four storey development.

Templewood, Carton Demesne

Demesne have led numerous projects at the beautiful Carton Demesne, Maynooth, County Kildare, a protected structure. Demesne secured planning permission for detached houses at Temple Woods, a luxurious development of 32 houses on individual 1 acre sites. Demesne are currently finalising the completion of this development, having overseen the infrastructure and delivery of many of the bespoke homes.

Beautiful Bespoke Homes in Parkland Setting

Carton house was one of Ireland’s greatest stately homes and one time ancestral seat of the Earls of Kildare and Dukes of Leinster. Carton Demesne runs to 1,100 acres (4.5 km²). For two hundred years it possessed the finest example in Ireland of a Georgian-created parkland landscape.

Demesne worked closely with the developer and Kildare County Council to create a beautiful appropriate design for bespoke homes in this unrivalled setting. The development has been an outstanding success, with a real sense of community created in this wonderful setting.
