Ocuco are world leaders in Ophthalmic Software. They needed offices that reflected their brand and ethos, creating a vibrant atmosphere for their staff, whilst all the time embodying their LEAN principles. Since completing their flagship headquarters in Dublin, Demesne have designed offices for them in Bordeaux, Cardiff, London, Strangnas & Vancouver.


Demesne worked closely with the client to understand how the operated and how the design layout would complement this.



A concept was implemented that drew upon the refraction of light through a prism. The conceptual design was delivered within tight budget parameters by using simple yet effective ideas. In addition to bespoke offices, the fit out features meeting and conference rooms an interactive smart wall / agile meeting zone, video conferencing pods, a chill out retro room, a gym and staff facilities including dining and play areas.

Since the completion of this project we have worked with Ocuco on numerous occasions subsequently, assisting them in the design of numerous international fit outs as part of the roll out of their global business operation.

Topflight Travel Group

Ski Gondola Meeting Pods

The Topflight Group comprises a traditional Travel Agency and an Internet Ski Holiday provider. They  wished to integrate these subsidiary companies and locate all staff in one Central location. The design integrated two diverse cultures in a single location, with both companies retaining their identity whilst adopting new work practices.

Demesne worked closely with the client to understand how the two businesses operated and how they could be integrated.

The carefully considered reconfigured floor plate creates an open plan format that encourages interaction whilst maintaining a feeling of scale. Vintage travel themes create an atmosphere that is practical, uplifting and integrates the subsidiary companies’ heritages.

Design was the catalyst to assist the process and Demesne’s experience of Lean work flow was key to the project’s success.

Topflight operate their business on “Lean” processes and this approach was reflected in the design and layout of the ‘efficient’ yet ‘fun’ space. It is an environment that highly talented people want to join.

“Cafe Primovolo” is the soul of the office. In addition to providing an economic sanctuary for staff to dine in, it serves as a start of the day casual meeting area and an after work social hub, where regularly the staff gather and let of steam.

Greystones Sports Centre

Greystones Sports Centre was developed in tandem with Bray Sports Centre to meet the leisure needs of northern County Wicklow.  The brief was to provide a range of facilities to serve the community, comprising two swimming pools, gym, studios and indoor sports hall as well as a cafe, small library and community rooms.

Family Orientated Experience

This ambitious project was conceived to provide a range of wet and dry sports activities for the community of Greystones.  To avoid duplication of facilities with those at Bray, the swimming pool offers a more family orientated experience with confidence water and a more expansive learner area to suit a wide range of swimming abilities.


The building is organised as three distinct forms – a double height pool hall space with two storey secondary and ancillary functions to the rear, a double height sports hall with ancillary accommodation and a ‘link’ element joining all the spaces.


Demesne’s feasibility study secured maximum grant funding for the project.

DCU St Patrick’s Sports Grounds

The development comprises a major upgrade of the playing fields at St Patrick’s Campus to maximise playing potential and use enhance student experience in a location where available space is at a premium. The new facilities include a full size artificial grass GAA pitch as well as a natural grass training space with floodlighting and landscaping works.

This project forms part of an ambitious long-term capital development plan to transform Dublin City University across its multiple sites providing a platform to realise its ambitions in research, teaching and learning, student experience, sport and enterprise engagement. St Patrick’s Campus had already been greatly enhanced with the provision of a new library, teaching space, recreation and sporting facilities.

Introducing floodlighting in to a built up residential area was very challenging due to the need to attain design lighting levels on the playing surface with minimal margins around the pitches to ameliorate light spill to adjacent sites. The issue was overcome by using the latest LED technology with detailed modelling and assessment of lighting performance to demonstrate that the planning constraint of no increased levels of lighting to surrounding properties could be achieved.


The project was delivered under the Public Works Contract for Building Works designed by the Contractor. The project was completed in Q4 2020 and has proved to be a significant enhancement of the University’s overall sports provision.


Decathlon Ireland, Dublin

Demesne Architects led the design team for the delivery of a new flagship retail warehouse for sports goods retail company Decathlon, at a landmark site in North Dublin.  The store is also Decathlon’s business headquarters. The brief included 4000m2 of retail floor space, over 700m2 of office accommodation for the administrative operation as well as indoor and outdoor sports play areas, parking, landscape works and site infrastructure.


As this was Decathlon’s first store in Ireland it was necessary to establish a new supply chain.



The team delivered the building to the required quality within an ambitious 7 month construction programme that at the same time remained true to the concept and brand values of the Company. To achieve all of these outcomes required close collaboration between the design and construction teams with Decathlon retail partners and teams in Ireland and France.

Enhanced Customer Experience

Living Wall and Sustainable Environmental Design


Design features for the project include a large green ‘living wall’ feature over the main entrance in addition to an enhanced landscaping scheme to welcome customers and promote strong synergies with nature. Environmental sustainability was at the heart of the project with over 20% of the building’s energy provided from renewable sources, enhanced biodiversity for the site landscaping and a target BREEAM rating of Very Good.

Naas Shopping Centre

The Roche Group purchased Naas Shopping Centre in late 2020. The building had never been fully completed or fitted out internally and had lain empty for over a decade. Demesne have been appointed to oversee the completion of the project and ensure the internal layout and fit out is suited to current market conditions.
