Demesne Architects have been working with the Avenue Restaurant on an ongoing basis since 2004 when they achieved the original planning permission to remodel the original historic house and change its use. The Avenue kickstarted Maynooth’s renaissance as Kildare’s Gourmet Capital.

Work involved converting and extending the building,  creating one of Kildare’s favourite restaurants. Currently Demesne are working with the owners on extending and refreshing this landmark destination.

Demesne have assisted Applegreen obtain planning permission for service stations at Booterstown, Arklow Hills, Ballymcar and Santry. They work with the in house technical team to finalise designs and prepare planning drawings.

They have also delivered Freshii Restaurant Units in Applegreen Service Stations at M1 Lusk, M4 Enfield and M50 Ballymount.

Demesne Architects have delivered numerous Freshii restaurants throughout Ireland, working with Franchisor and Franchisee. Through their vision of ‘Eat. Energize.’ Freshii is focused on providing fresh and nutritious meal choices that energize people on the go.

Restaurants have been delivered as stand alone units (Dublin – CHQ, Mespil Road, Smithfield Village, IFSC, Sandyford, Grand Canal Dock, Dame Street; Galway – Cross Street) and in Applegreen Service Stations (M1 Lusk, M4 Enfield, M50 Ballymount)

 

Demesne provide services ranging from full RIAI on larger projects to more limited bespoke menu on small mall type outlets.

 

VHI Galway

VHI wished to relocate two distinct divisions, from remote cellular offices in the centre of Galway City to a single new premise, located in the suburbs. The new facility was to act as both Regional Office accommodation for support and medical staff as well as a distribution and handling hub for medical supplies.

Creative design enabled the long narrow plan form which featured extensive floor to ceiling glazing, to be turned from a potential negative into an overwhelming positive. The premises have been very well received by the client users.

 

The premises had been granted planning as a retail unit but had been vacant for over five years, since construction and were a bare shell. The building was not fully certified. Change of use planning, fire certification and DAC were expedited through close liaison with the local authority. A thorough dilapidation survey and associated remedial recommendations which were presented to and undertaken by the landlord, allowed the client to take up their tenancy.

This house is situated in a beautiful parkland setting, overlooking a golf course. The site afforded the opportunity to develop a living block and a bedroom block, linked by a double height entrance hallway. A large basement provides additional living and entertainment spaces.

The design response located private living accommodation at ground level and a more open entertainment area at first level which features a dining and seating area opening on to a a high level entertainment terrace and balcony that runs the full length of the elevation, affording views to the adjacent championship golf course. A double height living area links the lower ground public area, with the first floor level.  

A private front elevation contrasts with an open rear elevation that takes full advantage of stunning southerly views across the adjacent parkland championship golf course. The palette of stone, timber, glass and render, harmonises with the adjacent sylvan setting

The house is situated on a parkland championship golf course. The site is steeply sloping and affords stunning views at the highest point, across an adjacent green towards the rolling parkland vista. The design took full advantage of this, with a sympathetic single storey on the golf side linking seamlessly to a full three storey block towards the entrance .

Covered entertainment area with stunning views to rear – private entrance elevation

 

The design took advantage of the steeply sloping site, with a private two storey elevation facing the road and a more open single level facing towards the golf course. This allowed a stunning open covered entertainment terrace to open directly towards an adjacent golf green. The house is accessed at the higher level via a driveway that meanders upwards, through carefully considered landscaping.

All levels of the house can be accessed from a bespoke sculptural stair.
