Demesne led the design team for the delivery of the newly completed SPADE Shared Incubator Kitchen facility in Smithfield. The brief included the creation of a shared community kitchen space, hospitality/events space, food preparation and storage facilities, and ancillary accommodation including on-site parking and goods delivery and distribution.
Demesne delivered the contract on time and on budget, using the CWMF PW-CF 5 form of contract.
The disused and overgrown site to the rear of the former St. Paul’s Church on North King Street presented several challenges. Aside from its restricted access and being bound by residential properties, the site was part of a former graveyard (circa 1702 to the 1860’s). This led to other challenges which informed the design process, particularly the foundations and ground bearing elements. The footprint of the proposed new shared kitchen facility was designed to match the footprint of the former schoolhouse built in 1847 and demolished in 1992 following a fire. The now complete building, with a limited footprint, met all the client’s requirements as requested.
Despite the challenges and limitations created by the site conditions, Demesne oversaw an enabling contract which tackled archaeological challenges on the site. The client’s brief was met and the building includes a dedicated Events Space for demonstrations and promotional use, with the fantastic backdrop of the former St. Paul’s Church. The site was carefully and respectfully transformed into what will be a thriving hub for culinary innovation and entrepreneurship. A unique concept providing top-of-the-range kitchen facilities and first-class catering equipment for new and smaller businesses in the catering industry, all in the heart of Dublin City.
